Mold had been found in the attic of each of the four apartment buildings and the solution included the evacuation of the top floor of each building, removal of existing ceiling finishes, and remediation of the mold throughout the wood roof truss system. The original design was not appropriate to a northern climate which short circuited the ventilation system in the attic.
After determining the cause, the Owner committed to a full exterior repair program including a new roof using a heat welded TPO, single ply, roof membrane with extensive flashing to the existing scuppers, removal of exterior wall panels which revealed locations of deteriorated wall structure, structural wood repairs, and the application of a new exterior breathable membrane to protect the wall under the new finishes. Extensive detailing was required as well as on site monitoring during the construction.
