Bricks were falling off the 11th floor onto the sidewalk below. After three extensive investigations we determined that the underlying steel structure was severely rusted. As steel rusts, it expands and moves everything in its way, causing extensive cracking in the brick and terra cotta accents. The crack allowed water to enter the system and caused further damage. After providing multiple options to change the look of the building, at the Owner’s request, for cost and to consider a new look, they decided to restore the building to its original design. 

In order to repair the steel, the entire skin of the building had to be stripped off. Every piece of steel was evaluated and either cleaned and painted, augmented, or replaced. The water management system was changed from a solid mass masonry system to a cavity wall. 14 ga. Metal studs were installed to transfer the window wind loads to the structure, new insulation and water proofing were installed, with brick veneer and fiberglass replications of all the terra cotta for economy and reduced maintenance.
