Regency Park Condominiums, Brookline, MA
This 14-story precast concrete condominium suffered from severe leakage throughout the entire exterior. After destructive investigations, we made multiple recommendations for building envelope repairs and upgrades. The entire roof was replaced with a single ply membrane over tapered insulation with care to protect the sealant joints in the precast. All the precast sealant joints were replaced as well as at the perimeters of the windows.
Concrete patching was required at the exposed aggregate precast wall panels. We redesigned the interior plaza with the assistance of a landscape architect and designed the waterproof membrane repairs required to protect the spaces below. We also included repairs to the pool structure and concrete slabs.
